SMDC excited for a busy future with investors and end users looking to buy

With demand for Metro Manila condos returning this year, SMDC is excited for what looks to be a busy time. In what is a good sign for the real estate market, this activity is widespread. Local buyers and OFWs, end users and investors are all looking to purchase property.

“We are very positive about the future. We anticipate a resurgence in residential property sales both from end-users and from investors. Definitely, SMDC is very much prepared to face this resurgence,” SMDC President Jose Mari Banzon stated during InqTalks: A Dialogue with The Experts and event organized by Inquirer.net.

The return to work is creating opportunities for investors searching for rental yields. According to SMDC, some of its projects in Makati and the Bay Area are seeing 80-90 percent occupancy already. With students and employees in the market for properties closer to the office or school, vacancy rates should keep falling in 2022.

“We have also seen a revival in interest in the investor market looking for rental yields because workers have started coming back to the office, students started coming back to school for face-to-face classes,” Banzon stated.

Quality and property management are two areas where SMDC stands out. It’s also why its condominiums are such popular places to live. The homebuilder has worked tirelessly to ensure its projects feel like new regardless of if they were opened yesterday or five years ago.

“I encourage sellers to bring their potential buyers to our developments. We have developments … turned over in the last 10 years that, if you go there, it’s still brand-new because … it’s well-managed. All those combine to bring capital appreciation,” Banzon said.

Last year saw SMDC win Best Developer Metro Manila, Best Developer Visayas and the Special Recognition Award for Corporate Social Responsibility at the Dot Property Philippines Awards 2021. While some companies may be content after such a successful period, the Good Guys are constantly looking to improve.

“SMDC is always mindful of the changing landscape in Metro Manila. We always like keeping out ear to the ground so that we understand the trends as well as what the buyers’ tastes, needs and financial capabilities,” Banzon told Dot Property Group last year. “Because of that, our projects are always evolving.”
