MONTHLY RENTAL CONDITIONS:


1). Lease contract shall have a minimum 2-year term renewable upon mutual consent by contracting parties.
 2.) An incremental increase of 10% shall be implemented a year after and onward.
3.) Two months deposit and two months advance payments are strictly required.
4.) Twelve post-dated checks covering the monthly rentals for the current term shall be issued by the lessee.
5.) Common Use Service Area (CUSA) fee is free but lessor reserves the right to impose it when necessary.
6.) Value-Added Tax (VAT) shall be excluded from the contracted rate.
7.) Basic utilities such as water and electricity shall be charged accordingly.
8.) Lessee's clients are free to use the parking slots for 3 consecutive hours. However, the regular parking fee
shall be assessed by the lessor for the succeeding hour(s) in excess.
