Ayala Greenfield Bay View, Phase 2 — Block 3 Lot 14, 458 sqm Nature Trail (The one lot still held by the developer)

Ayala Greenfield Estates covers 350 hectares in Calamba, Laguna, between Mount Makiling and Laguna de Bay. The village opened in 2000. More than two thousand lots have been sold in it.

Phase 2 is the neighborhood called Bay View. Sixteen hectares, lots averaging 566 square meters, laid out along the ridge that faces the lake. It has been settled for years, and most of what changes hands here changes hands between owners.

One lot in it still carries the availability marker on the developer's plan. Block 3 Lot 14, 458 square meters, and the checks for it are made out to Ayala Greenfield Development Corporation.

One boundary runs 24.42 meters. The short side closes at 15.19. The lot next door is 467 square meters; two along, 661. Across the road, 518 and 544.

The plan classes it Nature Trail. Phase 2 runs four classes — View, Super Prime, Prime and Nature Trail — and every lot that touches this one is in the same class it is. The streets here are Yakal and Molave. The greenway down the west side of the phase is marked Arbor Trails.

Because it comes from the developer, it comes with developer terms: reserved now, then spread across four years at zero interest. A resale will not do that.

In the village: 62 hectares of golf, 18 holes, par 72. A clubhouse with an infinity pool, a nature park, and indoor and outdoor tennis courts. A view pavilion standing on the highest ground in Ayala Greenfield.
