55 hectare Beach & Golf Resort

The sale is for the 55 hectare land (51.4 Ha untitled and 3.6 Ha Titled), a 100 meter long white sand beach and 200 meter cliff shore land, including Resort facility with circa 36 large family rooms and Bungalows.

50 hectare has a Gary Player designed golf course, but not in operation.

The golf course was closed due to Covid but has been partly maintained. Fairways and Greens are in fair condition but irrigation system has to be re-installed and mowing equipment has to be supplied. The course could be playable in 3-4 months.

Resort is leased and operated since 2019 by Korean company and is in fair operational condition, 2-3 star.

The Beach is fantastic with white sand and clear water.

Beside the Resort, there is a 4 hectare development area on the South side. On the North side there is an additional 4 hectare area planned for accommodation units. Currently this area has Golf holes 1 and 18 built on it. Various alternatives can be presented where 1 hole could remain and 1 hole could be completed beside Hole 3.

The resort has circa 80 beds and needs another 50 - 100 rooms to sustain the golf course.

3.6 hectare is Titled, 18 hectare is under Titling proceedings and 33 ha under Tax Declaration. If the Buyer is Filipino individual he can have the Titles within a year through the new DENR Admin Title (without 5 year sales hold).
