WHO IS TIMONS CABANSI - AND WHY SHOULD YOU TRUST HIM WITH YOUR MONEY?
I'm Tims. Born and raised in Baguio.
Here's what buyers in Benguet and La Union find out too late: the property is rarely the problem. The paperwork is.
A tax declaration passed off as a title. Land sitting inside a townsite sales application. An heir who never signed the deed. A "clean" mother title carrying an annotation nobody mentioned. By the time it surfaces, your money has already moved.
So before I show you anything, I go after the documents.
Certified true copy of the title. Trace the history. Check the tax status, the technical description, the annotations, and whether the person selling actually has the authority to sell. If a property doesn't survive that, I tell you to walk, even when walking costs me the commission.
That's the job. Everything else is showing you photos.
What working with me looks like
Land, house and lot, and pre-selling across Baguio, Benguet, and La Union, including Rosario and Aringay
Title and document verification before your first peso moves
Straight numbers on what a property is worth and what it will cost you to hold it
One point of contact from first viewing to transfer of title
More than a decade in real estate sales and marketing across North Luzon. Licensed real estate salesperson under .
I won't tell you I'm honest. Everyone here says that. Instead: ask me for a certified true copy of the title on any property I show you. Judge me by whether it lands in your inbox.

Send me the property you're eyeing, even if it isn't one of mine. I'll tell you what I see.
